Answers To General Questions

This is not a complete list of the information each homeowner needs. Please review the Covenants along with any Amendments for a more in-depth analysis.

  • Who manages our neighborhood?

    Landmark Community Management has been contracted to handle the day-to-day operations of the Association. Their services include, but are not limited to, the financial and accounting responsibilities, common area maintenance, collecting dues, and enforcing the Covenants and Restrictions.

  • What is the architectural review process?

    The Architectural Review Committee (ARC) has certain requirements to modifications to the exterior of your home or your lot. 


    The purpose of the process is to make sure all homeowners adhere to the Covenants & Restrictions when it comes to exterior modifications. This process is very important in adhering to the original vision of the subdivision. 


    Further, by following these practices helps to make sure home values do not decline. It is a pretty straight forward process. We just ask that all homeowners go through the proper channels before making any exterior modifications.


    These modifications include, but are not limited to, installing a fence, shed, extending a driveway, planting new trees or shrubs, painting the exterior of the home, and installing additional exterior lighting.

  • Street Parking Rules?

    No long-term parking on the streets. This includes consistent overnight parking.

  • Trash Can Storage?

    Trash cans MUST be stored out of sight. They cannot be seen from the street. Please store in your garage or back yard.



  • Can I make changes to my property?

    All changes made to the exterior of your home must be approved by the Architectural Review Committee. 


    The first step is downloading and filling out the ARC form.  The application should include any supporting documentation including, paint colors, construction material, photos of similar projects, etc.

  • Fence Rules

    SMOOTH SIDE MUST BE FACING OUT


    Just like any other change to the exterior of your home you must first get approval from the ARC. Once you fill out the ARC request form please send it back to your community manager for approval.


    When you close on your home the builder should give you a plat of your lot. On this plat please make a sketch of where the fence will be installed and where it will connect to your home. Please submit that sketch with your application.


    The fence must be made of wood in  a  shadowbox style. Only a natural color stain is allowed. Further, to protect your own investment and to keep the neighborhood looking good we ask that you seal your wood fence. 


    The fence must be at least 20′ back from the front corner of the home.


    Lot's on the water should have a step down fence bringing the back side down to four feet.

  • Shed Rules?

    Accessory Structures. Except as otherwise provided for herein, no patio cover, building or storage unit of any kind shall be erected, placed or set on any Lot unless such

    structure is attached to the House erected, on the same Lot, and the architecture and character of such structure matches that of said House.


    Notwithstanding the foregoing, one ( 1) accessory

    building may be erected, placed or set on any Lot if such structure is: (a) no more than eight (8)

    feet in height; (b) located upon the back yard of such Lot; ( c) enclosed on all sides by a wooden

    fence of at least six (6) feet in height (which must be approved by the Architectural Control

    Committee); (d) of the same architecture and character of the House located on such Lot; and, (e) approved by the Architectural Review Committee.

  • Boat, Trailers, and RV's?

    Recreational vehicles and campers shall not be parked or stored on any Lot.

    Boats shall be parked in garages or basements or shall be stored out of sight from

    all neighbors and fully screened by a privacy fence of no less than six (6) feet in

    height.


    Fully screened means it cannot be seen, at all, from the street or neighboring lots.

  • Can I change my exterior lighting?

    Outdoor Lighting. No exterior lighting fixture (other than fixtures approved by the Architectural Review Committee) shall be installed within or upon any Lot without adequate and proper shielding of the fixture. No lighting fixture shall be installed that may become an annoyance or a nuisance to Owners or occupants of adjacent properties. No flood lights or security lights shall be allowed on any Lot. No light shall be attached to the soffits of any improvements on the Lot unless the lights are recessed.

  • Installing a swimming pool?

    No swimming pools shall be constructed, altered or maintained upon any Lot without the prior written approval of the Architectural Review Committee in accordance with Article Six hereof. Notwithstanding the foregoing, any such swimming pool must also be constructed, equipped, and maintained in accordance with the laws, ordinances, regulations, rules and standards of any city, county, and/or state authorities having jurisdiction over the Subdivision. 


    Any Owner who desires to construct a swimming pool on such Owner’s Lot shall also, prior to completion of such swimming pool, construct a fence around such swimming pool, which fence must also be approved by the Architectural Review Committee in accordance with Article Six hereof. Notwithstanding anything contained herein to the contrary, (a) above-ground pools are expressly prohibited, and (b) pools may not be screened.

  • Installing additional trees and landscaping?

    Generally this is not an issue. All changes must still go through the ARC and a request must be made. Most landscaping improvements are allowed except certain items such as large palm trees.

  • Who to call about a street lamp that is out?

    Most streetlight poles have an identification number on them. Please look for that number and report the pole number to Landmark at 251-960-1444.
